INVEST

Each Unit shall maintain no more than two (2) vehicles within the Condominium Property on a continuous basis. No vehicles, other than automobiles, sport utility vehicles, and light trucks (devoid of any commercial advertising) shall be permitted to park within the Condominium Property or Association Property, except for the purpose of making deliveries or providing repair services to a Unit. For purposes of this rule, "automobile" does not include any type of camper, truck, etc. No vehicle which cannot operate on its own power shall remain within the Condominium Property or Association Property for more than 24 hours. No vehicles shall be repaired within the Condominium Property or Association Property, except in emergencies.

Rules & Regulations Regarding Parking

According to Section 3.01 (B) of the Association's Declaration of Condominium ("Declaration"), the Association has the authority to adopt and amend Rules and Regulations concerning parking ("Rules"). In furtherance thereof, on July 21, 2022, the Association’s Board of Directors passed the following Rules regarding parking:
1.   Guest parking is for guests only. Unit owners and residents in a Unit are only allowed to park in the garages and driveways of their units.
2.   Each individual with a vehicle residing in a Unit must register their vehicle with the Association within seven days from the date these Rules are passed. Thereafter, residents are required to register additional or replacement vehicles within three days of bringing the vehicle into the Association. Failure to timely register a resident's car is considered a violation of these Rules, subjecting the Owner to a fine and/or possible legal action.
3.   Overnight guests must register with the Association before staying overnight. Any guest in a guest parking spot past 11:00 pm on weekdays or weekends is considered an overnight guest. Failure of a guest to register by 11:00 pm or upon arrival if they arrive after 11:00 pm is subject to being stickered, booted, or towed. The Association will inform the residents of the required guest registration method. Guest registrations will be valid for one year.
4.   Any guest staying for more than three days requires an email to the board with dates of arrival and departure; vehicle make/model/color/plate information. Any guest staying in a unit for more than fourteen consecutive days, or more than 25 days non-consecutively in a year starting from the date of the first overnight stay, will be considered a resident and required to submit an application and obtain written approval to continue to stay at the Association. Guests approved as residents are required to park on the Unit's driveway in which they are residing.
5.   Violations of the Association's parking will be stickered for the first violation. Every twenty-four hours in which a vehicle is parked improperly is considered another violation. Upon the occurrence of a second violation within twelve months, the vehicle will be stickered and either immobilized ("booted") or towed.
6.   Street parking is prohibited. Guests must use residents' driveway, garage or guest spot. Any vehicles parked on the street will be in violation according to paragraph 5 above.
7.   In addition to the remedies available to the Association for violations as expressed above, the Association may fine owners $100.00 (One Hundred Dollars) a day up to $1,000.00 (One thousand dollars), or file a lawsuit seeking a court order prohibiting future parking violations as additional remedies. The Association is authorized to seek its attorneys' fees and costs incurred in enforcing these Rules.

If you, as an owner/resident, need to park in guest parking for ANY reason, you will need to receive authorization from the board prior to parking in guest spots. Any owners/residents in guest parking without authorization will be in violation and subject to stickering/booting and/or towing.

GARBAGE

Garbage removal is every Tuesday and Friday. Trash cans are to be stored in your garage.

Yard waste pick and bulk pickup is Tuesday.  Recycling is collected on Fridays.  Garbage bins MUST be stored in garage.

Trash cans are provided by the Solid Waste Authority only. The trash can size is 48 gallons and the dimensions are:
• Width: 23 ½” (side to side)
• Depth: 28 ¾” (front to back)
• Height: 37 ½” (top to bottom)

All garbage is required to be placed inside the trash can with exception of bulk items, yard waste & construction debris as indicated below:
-There is no trash collection on Thanksgiving and Christmas.
-Bulk items (furniture, appliances, etc.) will be collected on Friday only and is limited to three items. Contact the SWA at 561-697-2700 for an estimate to remove additional items.


Yard waste collection service will be provided on Tuesday only.
-Yard waste includes leaves, grass, plants, hedge trimmings, pine needles, small branches or other similar material resulting from normal yard maintenance, tree trimming and landscaping.
-Yard waste must be containerized, preferably in garbage cans, paper lawn and refuse bags, or plastic bags weighing no more than 50 pounds.
-Tree branches must be cut into pieces no more than 6’ long and palm fronds can be any length. Both must be neatly stacked in a pile weighing no more than 50 pounds and cannot exceed six (6) cubic yards (18’ long x 3’ wide x 3’ high). Piles exceeding six (6) cubic yards will not be removed. They will be tagged and it will be the resident’s responsibility to arrange for removal. Contact SWA to remove at $8 per cubic yard.
-Debris from minor home repairs, called construction and demolition debris (C&D) will be collected on Friday only.
-C&D debris must be containerized and is limited to two (2) cubic yards (6’ long x 3’ wide x 3’ high). C&D containers weighing more than fifty (50) pounds each or exceeding two (2) cubic yards will be tagged and not removed. Resident will have to arrange for removal. Contact SWA to remove at $8 per cubic yard.

Trash cans and yard waste containers shall be placed at the collection point no earlier than 3:00 p.m. on the day preceding the day collection is customarily made (This is part of the County Ordinance).

Trash cans and yard waste containers shall be removed from the collection point on the same day collection is scheduled to occur (Also part of the County Ordinance).

Enforcement:
• Refer to Exhibit 1 of the Ordinance to view the infractions and associated fines.
• This Ordinance may be enforced by any officer of the Code Enforcement Division of Palm Beach County ("County") or an inspector of the Solid Waste Authority of Palm Beach County ("SWA").
• It shall be unlawful for any person to fail, neglect, or refuse to comply with and abide by each provision of this Ordinance. The performance on each day of any prohibited act or practice, or the failure to perform on each day any required act or practice shall constitute a separate offense and shall be punishable as such.
